Land Transfer Tax Calculator — Ontario & Toronto

Land transfer tax is the closing cost nobody budgets for until the lawyer's statement arrives. This calculator shows it the honest way — every bracket, slice by slice, for Ontario and (if you're buying in the city) Toronto's second municipal tax — less the first-time buyer rebates of up to $4,000 provincial and $4,475 Toronto.

Rules checked October 27, 2026 · Toronto's graduated luxury MLTT rates above $3M (from Apr 1, 2026) are flagged, not modelled.

How Ontario land transfer tax works

Ontario charges 0.5% on the first $55,000, 1% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2% from $400,000 to $2M, and 2.5% above that. Toronto charges the same schedule again as a municipal tax — so a Toronto buyer pays both. First-time buyers get a refund of up to $4,000 from Ontario and up to $4,475 from Toronto, applied at closing through your lawyer; you never file for them separately. On a $750,000 Toronto purchase, the gross tax is $22,950 and a first-time buyer pays $14,475 net.

Land transfer tax is only one line of your closing cash. The stacking calculator puts it beside your down payment, HST and rebates for the full number, and the new build vs resale comparison shows how it interacts with HST.

Estimates only — not tax, legal or financial advice. If you're buying in Toronto above $3M, graduated luxury MLTT rates apply from April 1, 2026 and are not modelled here; your lawyer will compute the exact figure. Rules checked October 27, 2026.
